Signs a new garage door may make more sense than a repair

  • Several dented or cracked panels, not just one
  • Rust through the bottom section or along the seal
  • Repairs keep coming back every few months
  • Replacement panels for your door are no longer made
  • The door is very heavy, loud or drafty
  • You want a different style, color or insulation
  • The door was damaged by a car or a storm

One dented panel can often be replaced on its own; see panel replacement and hail damage. A full door makes more sense when damage spreads across sections.

Choose

Sizes, materials and insulation

Measure the opening, not the old door, and let the installer confirm the measurements on site.

Size

Common sizes include 8×7 and 9×7 single doors and 16×7 doubles. Taller 8-foot doors suit trucks. A 3-car layout is often a double plus a single, priced separately.

Material

Steel sectional doors are the most common and usually the lowest-cost choice. Wood and wood-look composite doors cost more and suit carriage-house styles. Windows add light and cost.

Insulation

San Antonio averages about 122 days a year at 90°F or hotter and about 18 at 100°F (NOAA 1991–2020 normals), and 2023 set a record with 75 days at 100°F or more (National Weather Service). An insulated steel door has a foam layer between steel skins. It may keep an attached garage less hot, especially on a west-facing wall, but it won't cool the space. Ask for insulated and uninsulated prices on the same door.

The wind-pressure label

Garage doors under the residential code are tested and labeled with a design wind pressure. Ask the installer what the label shows and to leave it on the door. TDI windstorm certification applies to 14 coastal counties and part of Harris County, not Bexar County, so no state windstorm inspection is involved in San Antonio.

The opener and springs

Springs are sized to the door's weight, so a new door, especially a heavier insulated or wood door, usually comes with new springs. An older opener may need adjusting or replacing to work with the new door; see opener repair and installation. New outlets or circuits for an opener are work for a licensed electrician.

Install day

What a typical garage door installation involves

Steps vary by company and door. A careful replacement usually runs like this.

  1. 1. Measure and confirm

Check the opening width, height, headroom and side room, and confirm HOA or historic approvals are in hand.

  2. 2. Remove the old door

Release spring tension safely, take down the old door, tracks and springs, and haul them away if quoted.

  3. 3. Install tracks and sections

Set new tracks, stack and hinge the sections, and fit the bottom seal and weatherstripping.

  4. 4. Set springs and balance

Install springs sized for the new door's weight and adjust them so the door holds halfway.

  5. 5. Connect and test

Reconnect or install the opener, then test auto-reverse and the photo eyes before leaving.

San Antonio rules

Permits, HOAs and historic districts in San Antonio, TX

Inside San Antonio city limits, the city's No Permit Required list includes replacing existing doors, and its repair-permit form says like-for-like door replacement needs no permit. Changing the size of the opening does need a permit. Alamo Heights lists replacing doors among work that needs a permit. In historic districts like King William and Monte Vista, exterior changes need a Certificate of Appropriateness from the Office of Historic Preservation. Rules differ by city; ask the installer or call your city. San Antonio Development Services is at 210-207-1111.

The city's documents say "doors," not "garage doors," so confirm if you are unsure.

Historic districts. The Office of Historic Preservation's design guideline 9.B.i (2012) asks that replacement garage doors be "compatible with those found on historic garages in the district (e.g., wood paneled)." When the door is not visible from the street, "modern paneled garage doors may be acceptable." Starting exterior work without approval may result in a stop-work order and a post-work application fee.

HOAs. Many San Antonio communities, including Stone Oak, The Dominion, Timberwood Park and Fair Oaks Ranch, have architectural committees. The Dominion's HOA says "any exterior change" requires ACC approval. Get written approval before changing door style or color.

New sectional steel door, installed$700–$2,000 (avg ≈ $993)Fixr, Jan 2025
Opener, installed$300–$600 (avg ≈ $480)Fixr, Jan 2025

Published national estimates, not quotes (Fixr, Jan 2025; This Old House, Mar 2026). San Antonio-area quotes vary.

What changes the total: single, double or 3-car, door height, steel gauge, insulation, windows, wood or composite, a new opener, an electrician for a new outlet, removal of the old door, and any HOA or historic-district requirements. See the San Antonio garage door cost guide and how much a new garage door costs in San Antonio.

Safety

Leave removal and springs to the installer

Torsion springs store enough energy to cause serious injury. Leave spring and cable work to a trained technician. The old door's springs are under tension, so removal is the installer's job. After installation, test the auto-reverse and photo eyes monthly; openers made since January 1, 1993 must reverse within 2 seconds of hitting an obstruction (16 CFR 1211).

Urgent? A new door rarely is. If the current door won't close, see emergency repair or call (726) 600-2478.

Before you say yes

Questions to ask before ordering a new door

  • Is the quote in writing, with door model, size, gauge and insulation listed?
  • Are new springs, tracks, seals and haul-away included?
  • What design wind pressure is on the label?
  • Is opener work priced separately?
  • Who handles a permit or Certificate of Appropriateness if needed?
  • What warranty covers the door, hardware and labor, in writing?

Texas doesn't license garage door companies (TDLR has no garage door program). New outlets or circuits for an opener are electrical work for a licensed electrician. For work that does need a permit inside San Antonio, the city says contractors register with Development Services before permits are issued.

Be cautious with very low service-call ads, listings with no local address and requests for cash up front. If a quick repair turns into a pitch for a new door or opener, ask for a separate written quote.

FAQ

New garage door installation FAQ

How much does a new garage door cost in San Antonio?

Fixr (Jan 2025) puts a new sectional steel door, installed, at $700–$2,000, averaging about $993. That is a published national estimate, not a San Antonio quote. Door size, insulation, windows, wood or composite materials, a new opener, removal of the old door and any HOA or historic-district requirements change the price. Compare written quotes for the same door.

Do I need a permit to replace a garage door in San Antonio?

Inside San Antonio city limits, the city's No Permit Required list includes replacing existing doors, and its repair-permit form says like-for-like door replacement needs no permit. Those documents say doors, not garage doors specifically. Changing the size of the opening does need a permit. Rules differ by city; ask the installer or call DSD at 210-207-1111.

Does my HOA have to approve a new garage door?

Often, yes. Many San Antonio communities, including Stone Oak, The Dominion, Timberwood Park and Fair Oaks Ranch, have architectural committees. The Dominion's HOA says any exterior change requires ACC approval. Get written approval before changing the door's style or color, and give the installer a copy of any approved specs. This is general information, not legal advice.

Is an insulated garage door worth it in San Antonio's heat?

It can be, especially for an attached garage, a garage used as a workshop or gym, or a room over the garage. An insulated door may keep the garage less hot in the afternoon, but it won't cool it, and the garage's walls and roof matter too. Ask installers to quote the same door insulated and uninsulated so you can see the difference.
