My garage door spring just broke. What should I do?
Leave the door where it is if you can, and don't lift it by hand or run the opener. A broken spring means the door's weight is no longer balanced, so it can drop. Keep people and pets clear and request quotes. Torsion springs store enough energy to cause serious injury. Leave spring and cable work to a trained technician.
My car is stuck in the garage. Can I open the door by hand?
Only if the springs are intact and the door is closed when you pull the release. With a broken spring, the door can be much heavier than it looks. Pull the opener's emergency release only with the door closed. If a spring is broken, mark your request urgent and mention the car. See emergency repair.
Storms and power outages
The power is out. How do I open my garage door?
Check the CPS Energy outage map first. Manufacturer guidance: make sure the door is closed and the springs are intact, unplug the opener so it can't start if power returns, then pull the red release cord and lift slowly. Don't force a door that feels too heavy. Battery backup is optional in Texas (California requires it; Texas does not).
My door is crooked or off its track after a storm. Is it safe to use?
No. Stop using it and unplug the opener. A door off its track can twist, jam or fall, and the springs and cables are still under tension. Don't force the rollers back. Fixr lists off-track repair at $100–$300 (Jan 2025). If water reached the opener, have it checked before it's powered. See off-track repair.
Cost
How much does garage door repair cost in San Antonio, TX?
Fixr puts a typical garage door repair at $150–$350, with an average near $250 (Jan 2025). One aggregator, Homeyou, lists a typical San Antonio repair range of $130–$350 (updated October 2026); it does not publish its method. These are estimates, not quotes. See the cost guide and calculator.
Is there a fee just for someone to come out?
Often, yes. Fixr lists a typical service call or trip fee of $50–$75 (Jan 2025), and an after-hours or emergency surcharge of $100–$300. Some companies credit the trip fee toward the repair and some don't. Ask on the first call, and be wary of ads promising a very low service-call fee.
Springs and openers
Can I replace a garage door spring myself?
It isn't recommended. Torsion springs store enough energy to cause serious injury. Leave spring and cable work to a trained technician. Spring work involves winding bars, set screws and cables under tension, and mistakes happen fast. If a spring breaks, leave the door closed if you can and get quotes from local companies. See spring repair.
Why does my opener quit on hot afternoons?
Many openers have a thermal overload that can stop the motor when it overheats. San Antonio averages about 122 days a year at 90°F or hotter (NOAA 1991–2020), and a closed garage can get hotter than outside. If the opener works again after cooling, mention that pattern in your request. See opener repair.
Sensors and safety
Why won't my garage door close, and why is the opener light blinking?
A common cause is the photo-eye sensors near the floor. If they are dirty, bumped out of line or blocked, the opener may refuse to close the door and blink a light. Low afternoon sun can shine into a photo eye and keep the door from closing. Wipe the lenses and check the beam. See sensor repair.
How often should I test my garage door's auto-reverse?
Test it monthly. Lay a 2×4 board flat under the door and close it; the door should reverse after touching it. Then pass something through the photo-eye beam as it closes. Openers made since Jan 1, 1993 must reverse within 2 seconds and have secondary entrapment protection such as photo eyes (16 CFR 1211). If a test fails, stop using the opener.
Hail and insurance
Does homeowners insurance cover hail damage to a garage door?
Homeowners policies often cover sudden hail damage, subject to your deductible and policy terms; check with your insurer. No one can promise a claim will be paid. Photograph the door and note the storm date before any repair, and ask for a written estimate you can share with your insurer. See panel replacement and hail damage.
When does hail usually hit San Antonio?
Spring. Most large-hail reports in Bexar County come in March, April and May (NOAA Storm Events, 1995–2026). On April 12, 2016, hail up to 4.5 inches fell on northwest San Antonio; NOAA and the Insurance Council of Texas put damage near $1.36 billion. NOAA also lists 5.5-inch hail near Sayers and China Grove on May 3, 2021. Report locations in that database are approximate.
Texas rules and scams
Do garage door companies need a license in Texas?
Texas doesn't license garage door companies (TDLR has no garage door program). New outlets or circuits for an opener are electrical work for a licensed electrician. San Antonio asks contractors to register with Development Services before it issues permits; the city says contractors register before permits are issued. Ask any company for proof of liability insurance.
How do I spot a garage door repair scam?
Be careful with ads that promise a very low service-call fee, map listings with no local address, look-alike company names and requests for cash up front. The BBB warned about these patterns in 2026, and in May 2026 the FTC filed a complaint alleging a network of fake listings that used "garage door repair" search terms (allegations, not findings). A low advertised trip fee is not the price of the repair. Ask for a written estimate first and an itemized invoice after. Complaints can go to the Texas Attorney General's Consumer Protection Division.
Can I cancel a garage door contract I signed at home?
Texas law (Bus. & Com. Code ch. 601) generally lets you cancel a home-solicited sale over $25 until midnight of the third business day after you sign; repairs you asked for may be treated differently. Look for the cancellation notice in the paperwork. This is general information, not legal advice.
New doors
How much does a new garage door cost, and should it be insulated?
Fixr puts a new sectional steel door at $700–$2,000 installed, averaging about $993 (Jan 2025). Double and 3-car doors usually cost more than singles. San Antonio averages about 122 days a year at 90°F or hotter and about 18 at 100°F (NOAA 1991–2020 normals), and 2023 set a record with 75 days at 100°F or more (National Weather Service). Insulation can help an attached garage; ask each company to price both. See new door installation.
Does a new garage door need a wind rating in San Antonio?
New doors carry a label showing the design wind pressure they were tested to; keep it. TDI windstorm certification applies to 14 coastal counties and part of Harris County, not Bexar County. Ask the installer what the city expects for your opening, especially if the size is changing.
HOAs and historic districts
Do I need HOA approval for a new garage door?
Possibly. Many San Antonio communities, including Stone Oak, The Dominion, Timberwood Park and Fair Oaks Ranch, have architectural committees; get written approval before changing door style or color. Under Texas Property Code ch. 209, an HOA generally must send written notice and a chance to cure before fining. This is not legal advice.
I live in King William or Monte Vista. What applies to my garage door?
Exterior changes in historic districts need a Certificate of Appropriateness from the Office of Historic Preservation. Its 2012 guidelines ask that replacement garage doors be "compatible with those found on historic garages in the district (e.g., wood paneled)." When the door can't be seen from the street, "modern paneled garage doors may be acceptable."
Permits
Do I need a permit to replace a garage door in San Antonio, TX?
Often not for a same-size swap, but confirm it. The city's No Permit Required list includes replacing existing doors, and its repair-permit form says like-for-like door replacement needs no permit; neither names garage doors. Changing the size of the opening does need a permit. Development Services: 210-207-1111.
What about Alamo Heights, nearby towns or unincorporated Bexar County?
Alamo Heights lists replacing doors among work that needs a permit. For other nearby towns, check with the city's building department. Unincorporated Bexar County appears to have no residential building permit for single-family homes, so HOA or POA approval is usually the main step there. Rules differ by city; ask the installer too.
